For more than 20 years, Molitor Financial Group has built a reputation as one of Chicago's most trusted boutique mortgage brokerages, the kind of firm where borrowers get a direct relationship and real expertise, not a call center and a rate quote. Founded by Troy Molitor, MFG grew by specializing where other lenders wouldn't, including deep, hands-on condo project review work that most brokerages simply don't have the expertise to handle.

Somewhere along the way, a pattern started showing up in front of us. Real estate investors, some seasoned, some on their first deal, kept coming to us with the same problem: a solid property, a tight timeline, and financing options that weren't built for either. Traditional mortgage products move at a traditional pace, income documentation, committee approvals, thirty-to-forty-five-day timelines, and none of it fits a borrower trying to close on a flip before someone else does.

We saw the demand building deal after deal, and we knew MFG's usual playbook wasn't the right tool for it. So we built one that was.

Bear Private Capital is what happens when two decades of mortgage expertise gets pointed at a different kind of borrower. Powered by Molitor Financial Group and focused exclusively on hard money, fix-and-flip, DSCR rental, bridge, and construction financing, Bear exists for investors who need a lender that moves at the speed of the deal in front of them.

TROY MOLITOR | founder

My journey in the mortgage industry began in 1997, with a career path that had no ceiling except the one I was willing to accept. Over the years that followed, I worked alongside people who took the time to mentor me, and one lesson stuck harder than any other: always do what's right, even when it's not the easiest path.

In 2005, I opened Molitor Financial Group on that same principle, operating with integrity and doing right by every client who trusted us with one of the biggest decisions of their life. More than 20 years later, MFG has grown into a firm I'm proud of every single day, built by a team that treats every client and partner relationship like it matters, because it does.

Bear Private Capital is where that same philosophy meets a different kind of borrower. Over the years, real estate investors kept coming to us needing something the traditional mortgage world wasn't built to offer, capital that moves as fast as they do. Bear Private Capital exists to be that answer: the same integrity and expertise MFG has built its name on, put to work for investors who can't afford to wait on a bank's timeline.

I entered the mortgage business in 2001, starting at a large bank where I learned what it actually takes to close loans under pressure. By 2005, I co-founded Molitor Financial Group alongside my partner, Troy Molitor, and spent the next two decades growing what started as a boutique operation into a firm with a track record that speaks through our clients, not our marketing.

Somewhere along the way, real estate investors became a big part of my world. I've spent years structuring financing for multi-unit investment properties and walking first-time investors through their very first deal. I never approach thEse deals with a one-size-fits-all mindset. I hold a background in quantitative economics and computer science, and I've always believed a loan should be built an actual financial picture, not a guess.

That is exactly why Bear Private Capital exists. Traditional financing was never built for the pace or the structure real estate investors need, whether it's a first-time investor closing on their first duplex or an experienced sponsor scaling a portfolio. Bear Private Capital gives us the ability to say yes to the deal in front of an investor, structured around the asset and the plan, the same way I've approached every loan for more than 20 years.
